Ready to sell? Want to know what your property is worth? What to look for in a good agent? Why list with me?

What should you look for when choosing a listing agent for your property? While it is important, that you like and trust your agent, selling your house or property is a business transaction. It might be very emotional for you. Is it the house your children grew up in? Have you enjoyed it for many years? Made it your own by putting in lots of thought and work? Are your life savings in the house? Your retirement fund?

No matter what the reason, the task of selling your house should be trusted into the hands of a true professional such as myself. If you choose the right realtor, the realtor will usually earn the commission you pay

  • By getting you a higher price than if you were doing it yourself
  • By making the transaction smoother
  • By pre-qualifying potential buyers
  • By representing your interest to other agents and potential buyers at all times
  • By keeping you at arm's length so you have better negotiating power
  • By doing a lot of the leg work for you
  • By advising you honestly on the pro's and con’s of an offer
  • By skillfully negotiating on your behalf
  • And last but not least by spending a lot of time, money and effort on marketing your property to achieve the best sales price possible in the market.

Your listing agent should have a personal marketing strategy, customized for your property. Not all things work for all properties, not every magazine or tool is right for all. Ask questions: Is your agent willing to spend some of his or her personal money to market the property or is he or she solely relying on what the company will spend on yours and any other listing the company has? Does the agent utilize different media, outside of the local market to expose buyers to your property? How is the internet utilized? Virtual tours, open houses, colored flyers, multiple photos, participation in websites other then the multiple list system? Do not be timid, ask questions and get answers that are right for you.

In short, make sure you get the optimum “bang for your buck”. You will pay the commission to one lucky listing agent. Make sure that agent earns the money by doing you and your property right.

Why should you list with me? If you are thinking about putting your property on the market, please give me a call at 443-786-0348. I would be very excited to talk to you and show you my personal portfolio of current and past listings, of the marketing tools I utilize on a regular basis, I will give a solid market analysis for your property and advise you on a realistic price, and I will prove to you that you will not be disappointed by listing your property with me and Lacaze Meredith Real Estate.

Important things to look for when deciding on a listing agent:

  • Your listing agent should work full time, so he or she is available when your house needs them for showings, open houses and answering questions by buyers and other agents.
  • Our time is one of instant gratification and quick response. Email, cell phones and the wireless internet enable us today to be in immediate contact at all times.
  • The agent should have experience in the market segment your property is part of.
  • The agent should be knowledgeable about other properties, those that have sold and those available that compete with your property.
  • Experience and knowledge will help sell your property, especially in the high end market. Competence creates comfort. And comfort will further the buying decision.
  • Good contacts to other agents are also very important; they will be the only way to get your message heard and noticed.
